Criteria for Occupancy

  • 6 or 12 Month lease on all unfurnished rentals
  • Management may do criminal background checks if deemed necessary.
  • $75 nonrefundable deposit per pet. Max weight 40 pounds. Max pets 2.
  • All guest charges must be made prior to occupancy. No payment arrangements.
  • All guests 18 years of age or older must present valid drivers' license or valid state identification card.
  • Guest age must at least 18 years of age.
  • Guests shall pay either weekly or monthly rates plus rental tax.
  • Maximum occupancy is two guests per bedroom including children less than 18 years of age.
  • Guest are advised that there is no smoking in our residences.
  • Internet service is not provided.
  • The management assumes no responsibility for accidents, injuries, theft or loss due to any cause.
  • The property does not provide Security Patrol.
  • 1 month's rent for security deposit
  • + $400 Cleaning Deposit - $100 Non-Refundable

 

 

Policies

  • Check-Out: Check-out must be not later than 10:00 a.m. Please remember, you have rented someone's personal property. Please leave it as neat as possible. Extra cleaning charges apply for units left unusually dirty. Be sure to close and lock the condominium door behind you.
  • Key Return: Please, do not leave the keys in the condo. There is a key drop on a post outside the entrance to the restaurant.
  • MUST HAVE AN ACTIVE CREDIT OR DEBIT CARD
  • All bad check passers will be evicted immediately.
  • * Springs One Bed, One Bath: Units have a 2-burner top instead of a 4-burner stove-oven, and no dishwasher.
  • ** All dens are set up as a small second bedroom with a twin or double bed. Dens sleep 3 comfortably.

General:

  • Holding over is not permitted without management office consent.
  • Noise resulting in complaints by other occupants and/or public disturbance is not permitted.
  • Bicycles may not be stored in common areas.
  • Children are not permitted to play in walkways, stairwells or elevators.
  • No towel, garments or laundry is to be hung from balcony railing or ledges.
  • Pool hours are from 8:00 a.m. to 10:00 p.m.
  • No washing or repairing of vehicles on premises.
  • No mobile homes, RV's, boats, trailers, trucks (except pickups) or similar vehicles may be parked on premises without prior association management approval.
  • No skating or roller blading allowed in the common areas, sidewalks, or streets.
  • Bathroom & Cleaning Supplies: An initial supply of bathroom tissue and soap are provided for your check-in convenience. Additional supplies should be purchased with your groceries along with any special cleaning supplies that you require.
  • Hallways: Please do not leave your garbage outside your front door until you have time to take it to the dumpster.
  • Housekeeping: Your condo will be cleaned following your departure. We ask that you leave the condo as neat as possible when you leave. During your stay, housekeeping is up to you. Maid service is available for an additional cost and requires advance arrangements.
  • Linens: Your linens are supplied at the beginning of your tenancy and are not changed daily.
  • Mail Delivery: Two weeks prior to your arrival (14 days before), please call to confirm your exact room number so you can have your mail forwarded to your own apartment's mail box. At the same time, you can get your telephone number.
  • Maintenance: We provide maintenance to the condos, as required, on a priority basis. Please report any problems as soon as they occur to the front desk. We appreciate any suggestions or comments you have regarding the condition of your condo.
  • Park At Your Own Risk: Vehicles, personal property, equipment, etc., utilizing the parking areas are subject to damage, vandalism, theft or other loss. The Lodge at Sun Ridge, accepts no responsibility or liability for any such loss.
